Someone asked me this question at an open house recently: "If I have $600K to spend, where should I even be looking?"

It's a fair question, and an important one, because $600K means something completely different depending on which Solano County city you're standing in. Here's how that number actually plays out on the ground, city by city.

Fairfield: The Steady Middle Ground

$600K happens to sit right around the median sale price here, which makes Fairfield a natural starting point. In practice, that budget typically lands you a 3 to 4 bedroom single-family home, often with a two-car garage and a backyard, in an established neighborhood where the landscaping already has some years on it.

Suisun City: The Quiet Overachiever

Just next door, Suisun City runs very comparable to Fairfield, but with a twist. Sometimes that same $500K to $600K range gets you a 3 to 4 bedroom home that's already been updated and is genuinely move-in ready, no weekend projects required.

Vallejo: It Depends Where You Stand

Vallejo is where things get interesting. Depending on the specific area, $600K can land anywhere in that $500K to $600K range, and whether you'll need to put in some updates really comes down to the exact neighborhood. This is a city where the map matters as much as the number.

Benicia: When the Budget Doesn't Stretch as Far

Head west toward Benicia, and the math shifts. The median there runs closer to $790K, so bringing a $600K budget to Benicia usually means a smaller home, or one that still needs some love before it's finished.

Rio Vista: Where the Budget Finally Exhales

Keep going out toward Rio Vista, though, and that same $600K suddenly stretches much further, typically landing in the $400K to $500K range for comparable homes. That gap is real space, or newer construction, for meaningfully less money.
